When building a two-story home addition or remodeling a multi-level house, navigating plumbing codes can be a frustrating challenge. One common mistake that will quickly earn you a failed inspection is attempting to wet vent between floors. To avoid costly tear-outs and delays, it is important to understand the strict rules regarding wet venting, dry venting, and how to properly route your plumbing lines for a multi-story project.

LEARNING THE HARD WAY: MY FIRST TWO-STORY ADDITION

When I was building my first two-story home addition, I tried to save time and materials by tying a new upper-floor drain line into an existing three-inch vent line from the lower floor. It seemed like a logical way to route the plumbing to the second story. However, when the building inspector arrived, he immediately flagged it. I was told in no uncertain terms that wet venting between floors is strictly prohibited. I had to go back, redesign the layout, and run a completely separate drain line to tie into the existing main drain instead of the vent.

UNDERSTANDING DRY VENTS VS. WET VENTS

To understand why this rule exists, you must know the difference between a dry vent and a wet vent. A drain line carries waste down to your sewer or septic tank, while a vent pipe goes up and out through your roof to let sewer gases escape and allow air into the system. A dry vent is a pipe that carries only air. It runs from the fixture drain all the way up and is in no way used to drain wastewater. A wet vent occurs when a pipe serves as a vent for one fixture but also acts as a drain for another fixture.

THE SAME FLOOR WET VENTING RULE

Building codes do allow you to use a wet vent, provided the fixtures are located on the same floor. For example, the wastewater from a bathroom sink can drain into the vent pipe of a toilet on that exact same level, turning that specific section of pipe into a wet vent. This is perfectly legal and safe as long as all of the pipe fittings, pipe sizes, and connections meet your local building code requirements.

THE PROBLEM WITH WET VENTING BETWEEN FLOORS

The code violation happens when you try to install a fixture on the floor above and tie its drain into the vent line of the floor below. The moment you do that, the pipe traveling between the floors becomes a wet vent. Because of how gravity, water volume, and air pressure work across vertical drops between floors, this creates a major risk of siphoning the P-traps on the lower level, allowing dangerous sewer gases into the home.

THE PROPER SOLUTION

To do things correctly, you must run a dedicated dry vent pipe between the floors. You cannot drain wastewater down a lower-level vent. Instead, you must run a separate, dedicated drain line from the upper floor all the way down to tie directly into the existing drain or sewer line. Always ensure your pipe layouts comply with local building codes, and when in doubt, separate your drains and vents across multi-level builds.

THREE KEY TIPS FOR MULTI-STORY PLUMBING

KNOW YOUR VENT TYPES: Understand that a dry vent handles only air, while a wet vent handles both air and wastewater from another fixture. Getting these confused is a fast track to failing your inspection.

KEEP WET VENTS ON THE SAME FLOOR: You are allowed to wet vent fixtures on the same floor, provided you use the correct pipe sizes and specialized sanitary fittings required by local codes.

NEVER SHARE VENTS AND DRAINS ACROSS FLOORS: Never drain an upper-floor fixture into a lower-floor vent pipe. Always run a dedicated dry vent between the floors and route a completely separate drain line for your upper-level wastewater.
